About Hastings

Working farms, quiet land, and the affordable side of St. Johns.

Hastings is the historic potato-farming center of St. Johns County. Located along SR-207 in the southwestern corner of the county, it was founded in the late 1800s when Thomas Horace Hastings brought commercial potato agriculture to the pine-woods flatlands. For much of the twentieth century, Hastings was known as the "Potato Capital of Florida," and while the industry has consolidated, working farms still ring the community and give the area its identity.

Hastings was an incorporated town for over a century, but a voter referendum in 2017 led to the town being dissolved in 2018. It's now unincorporated and governed directly by St. Johns County. That change reduced the local millage and gave the area a slight cost-of-ownership advantage compared to its former incorporated years.

What you get here is unusual for St. Johns County: affordability. This is the only part of the county where single-family homes start below $200,000 and where rural acreage trades under $30,000 per acre. It is a very different lifestyle from the master-planned north — more like our home base in Putnam County next door than like Nocatee, Silverleaf, or RiverTown. Land, tractors, small farms, and a slower pace.

Hastings feels like Putnam — because it borders Putnam. If you love the water-and-land pace of Putnam but want to stay inside the St. Johns County school district and tax structure, Hastings can be an interesting fit. If you're open to Putnam, we cover it too — read our Putnam County guide.

Farms

Working farms & agricultural land

Varies widely

Working potato farms, cabbage, timber, cattle, and other operating agriculture. Ag classification is available for qualifying use; taxable value can be materially lower than market.

Schools

The southern-county SJCSD zoning.

Hastings is served by the same top-ranked St. Johns County School District that draws buyers to Nocatee and Fruit Cove. Elementary is generally Otis A. Mason Elementary or South Woods Elementary; middle is South Woods Middle; high is Pedro Menendez High. All are A-graded schools in Florida's #1-ranked traditional district. Zoning is by address; we always confirm current assignment before writing.

The Hastings area is one of the parts of St. Johns County where a rural lifestyle and top-ranked schools genuinely coexist, without the price tag of the master-planned north.

Money & Rules

Financing, ag classification, and the tax math.

USDA-eligibleMost Hastings parcels remain USDA Rural Development-eligible — $0-down financing for qualifying buyers under the income caps. We confirm eligibility on every address before writing.
Agricultural classificationFlorida's greenbelt statute can substantially reduce taxable value on land in bona fide agricultural use (potatoes, cattle, timber, hay). We help buyers understand the eligibility rules before closing.
Tax stackSt. Johns County millage is around 8.5–9 mills. With Hastings no longer incorporated, there is no municipal add-on. Total ad valorem burden on a $250K home lands roughly $1,700–$2,000 with homestead.
Well & septicMost rural Hastings homes are on well and septic. Inspections and any permitting history matter. We coordinate inspection scope on every offer.
Wetlands & floodPortions of the flatlands can carry FEMA A or AE zoning; we verify by parcel and pull the elevation-certificate history where available.
Working farmsFarms transact under different contract customs than residential — equipment inventories, crop-year timing, and rights-of-way. We coordinate with ag-experienced attorneys where appropriate.
Getting Around

Hastings puts you between two anchors.

~20 minPalatka (SR-207 W)
~30 minSilverleaf area (via CR-13/SR-16)

SR-207 is the direct east-west artery. It's a working road — potato and tomato trucks in season — but the drives are straight and predictable.

Different market. The coastal side of St. Johns County — St. Augustine Beach, Vilano, Anastasia Island, Crescent Beach, Ponte Vedra Beach — is anchored by the ocean and Intracoastal. The referral we work with for that side is Tim Sherman at thesaltwaterrealtor.com.
