Frequently Asked Questions About Florida Property Taxes

Why do taxes jump so high after a home is sold?

Under Florida's Save Our Homes amendment, property value assessments for existing homesteads cannot increase more than 3% per year. When someone owns a home for a decade, their taxable assessed value is artificially low. When you buy, Florida law removes that cap, and your assessment resets to fair market value on January 1st.

What is the deadline to file for Florida Homestead Exemption?

The hard statutory deadline is March 1st of the tax year you are claiming. You must hold legal title and establish the property as your primary Florida residence on or before January 1st. You can file online directly with your county Property Appraiser.

How does Save Our Homes Portability work?

If you currently own a Florida home with a homestead exemption, you have accumulated a "Save Our Homes benefit" (the difference between Market Just Value and Capped Assessed Value). Florida allows you to transfer up to $500,000 of that benefit to a new Florida homestead within three tax years.

Do CDD fees get factored into property taxes?

Yes. Community Development District (CDD) assessments are non-ad valorem fees placed directly on the county tax bill. Unlike standard ad valorem taxes, CDD fees are not reduced by homestead exemptions or portability benefits.
