Putnam & St. Johns County Schools, Zoning & Education
We've raised our own kids in these school districts. Here's what we actually tell buyers about zoning, charter options, and how school assignment shapes what a home is worth.

Putnam County vs. St. Johns County — two different systems
If you're looking at both counties, know going in that they're run by two separate school districts with different feeder patterns, different school calendars, and different registration processes. We work both sides regularly, and the biggest mistake we see buyers make is assuming a home a few miles apart is zoned the same way it would be back where they moved from. It isn't — check the zoned school for the specific address, not the town name.
In rural Putnam County especially, school zone boundaries can run down the middle of a road or follow a county line in ways that aren't obvious from a map. We pull the zoned school for every property we show, because it affects resale as much as it affects your kids' bus route.
The actual schools, by grade level
In Putnam County, elementary options include Kelley Smith, James A. Long, Mellon, Browning-Pearce, William D. Moseley, Middleton-Burney, Ochwilla, and Melrose Elementary, plus charter choices like Children's Reading Center Charter and Putnam Academy of Arts & Sciences. Middle-grade students feed into Robert H. Jenkins Junior Middle, C. L. Overturf Jr. 6th Grade Center, and C. H. Price Middle, or into one of the junior-senior high combination schools. At the high school level, Palatka High and Interlachen High serve most of the county, with Crescent City Junior-Senior High and Q.I. Roberts Junior-Senior High covering the more rural east side, and Putnam Edge High offering career and technical programs.
St. Johns River State College sits right in Putnam County and gives high schoolers a real dual-enrollment path — worth knowing if college costs are part of your decision to move here. If HOA or Community Development District (CDD) assessments come up on a home you're considering in a St. Johns County subdivision, those are separate from school zoning: CDD debt repays the bonds that built a community's roads and amenities, and it shows up on the tax bill regardless of which school a home feeds into. Always pull the specific assessment for the lot, not a neighborhood average.
How rural zoning differs from a big-metro school-choice menu
If you've house-hunted somewhere with school choice built into the enrollment process, unlearn that habit here. Putnam is a single school district covering the whole county, and St. Johns County runs its own separate single district — in both counties, an address gets one zoned school per grade level, not a list to pick from. That's the biggest mental shift we walk relocating families through: find the zoned school for the specific address first, then decide if the house is right for you, not the other way around.
Because these are smaller districts than a major metro, zoning lines can be quirky in ways a map doesn't show. A boundary can run down the middle of a rural road, split what looks like one subdivision into two zones, or shift when the district redraws lines. We've seen buyers assume two homes two doors apart shared a zoned school when they didn't. Confirming the zoned school directly with the district, for the exact address, is one phone call that can save a school-year surprise.
What to ask about a zoned school before you write an offer
- Confirm the exact zoned school for the specific address, at every grade level your kids will need, directly with the district — not based on the neighborhood or town name.
- Ask about bus routes and ride times. Rural, acreage, and river-road addresses in Putnam County especially can mean a longer ride than an in-town Palatka address.
- If you're weighing a charter option — Children's Reading Center Charter, Putnam Academy of Arts & Sciences, or Putnam Edge High — ask about the application window and any lottery. Charter seats aren't automatic.
- Ask what career, technical, or dual-enrollment options through St. Johns River State College are reachable from the zoned school, regardless of which specific campus it is.
- If a CDD or HOA assessment shows up on a home in a St. Johns County subdivision, confirm it separately from school zoning — the two are unrelated, and the assessment applies no matter which school the home feeds into.
- Confirm zoning separately for each child if their ages span different grade bands. Boundaries and feeder patterns aren't always the same building for elementary, middle, and high in either county.
The honest reality of small rural schools
We'll give you the same straight answer we give every family in our office: Putnam County's schools run smaller than what you'd find zoned in a big Jacksonville-area suburb. Putnam County School District serves roughly 11,000 students across about 17 schools total, so individual campuses carry smaller enrollments, smaller class sizes, and a shorter list of elective and program offerings than a large metro school. Some families love that trade — a school where a kid isn't a number. Others miss the breadth a big suburban campus can support. Know which kind of family you are before you buy.
Rural addresses further from Palatka — out toward Interlachen, Melrose, Crescent City, and Florahome — typically mean longer bus rides simply because the roads and the distances are longer. If a short bus ride or a wide menu of electives matters to your family, weigh that honestly against the appeal of acreage and river-corridor living before you commit to a rural lot. We'd rather tell you that up front than have you discover it after closing.
Why zoning matters for what you pay — and what you'll get back
A home's zoned school is one of the first questions we ask when we're helping you narrow a search, and it's one of the first things a future buyer will ask when you sell. Homes zoned for schools families actively seek out tend to hold their value better through a slow market — that durability matters more to us than chasing a hot number in a single year.
We also work with families relocating for jobs at places like HCA Florida Putnam Hospital, Georgia-Pacific, CertainTeed, Seminole Electric Cooperative, Veritas Steel, the Putnam County School District, and Putnam County Government. If you're moving here for one of those, tell us — it helps us narrow in on the right zone fast instead of showing you houses that don't fit your commute or your kids' current school situation.

Q: How do we find out which school a specific home is zoned for?
A: We pull the zoned school for any address you're looking at before you tour it — school boundaries can split streets in ways a map doesn't make obvious, especially in rural Putnam County. Never assume based on the town name alone.
Q: Does the zoned school affect home value?
A: Yes — homes zoned for schools that families actively seek out tend to hold value better and sell faster, especially when the broader market cools. We factor this into how we price and how we advise buyers on which streets to focus on.
Q: What are the charter and career options in Putnam County?
A: Children's Reading Center Charter and Putnam Academy of Arts & Sciences serve elementary and middle grades, and Putnam Edge High offers career and technical programs at the high school level, alongside dual enrollment through St. Johns River State College.
Q: Can we choose which school our child attends in Putnam or St. Johns County?
A: Generally no — both counties assign one zoned school per address at each grade level, unlike a large metro district with school-choice programs. Charter schools like Putnam Academy of Arts & Sciences or Putnam Edge High are a separate path with their own application process, not a substitute for zoning.
Q: Are rural Putnam County schools smaller than schools in bigger nearby areas?
A: Yes. Putnam County School District serves roughly 11,000 students across about 17 schools countywide, so individual campuses run smaller than you'd find zoned in a large Jacksonville-area suburb — smaller class sizes and a tighter community, with a shorter list of elective offerings in return.
