Who We Are

We didn't move here for the market. We grew up on this water.

Matt and Lindsey Parham are a husband-and-wife team, and Holly Parham makes three. All of us are from here. That is the whole difference: we are not learning Putnam County from a listing sheet, and we are not driving down from Jacksonville for a showing and then leaving.

Knowing a place properly is specific and unglamorous. It is knowing which roads hold water after three days of rain and which just look like they would. It is knowing that a mile of St. Johns frontage in one stretch is deep enough to keep a boat at the dock and in another it is not. It is knowing which neighbourhoods hold value when the market softens, and being willing to say so out loud when the honest answer costs us the listing.

The team is licensed as Lindsey Parham LLC and brokered by Momentum Realty. Your message goes to the three of us — it is not sold on, and it is not handed to another agent or a referral network.

Where We Live

Putnam County, honestly described

Putnam sits in the bend of the St. Johns River, roughly an hour from Jacksonville, St. Augustine, Gainesville and Daytona. It is 827 square miles, and 105 of those are water — almost 13% of the county surface is river, lake, creek or reservoir. That single fact explains most of what makes buying here different.

~74,000County population; the 2020 Census counted 73,321 residents.
~$48,000Median household income.
~74%Owner-occupancy rate.
~$215,000Median active-listing price in early 2026.

Why people buy here

  • Genuine river and lake frontage at a fraction of coastal pricing
  • Acreage with no HOA — still common, still available
  • Two incorporated cities, three towns, and a long list of river hamlets
  • An hour to four different metros without living in any of them

What we tell buyers to weigh

  • District school ratings sit below the Florida median — worth planning around
  • Longer drive times to a major hospital than in St. Johns or Clay
  • Fewer big-box amenities; you will drive for some things
  • Direct St. Johns frontage carries a 2–5x premium over comparable inland land

None of that is a sales pitch in either direction. If Putnam is wrong for you, we would rather say so early. The full breakdown — every town, every waterway, school by school, with sources — is in our Putnam County buyer handbook.

The Water

The reason most people come

The St. Johns RiverFlorida's longest river at 310 miles, and one of the few major rivers in North America that flows north. About a mile wide at Palatka.
Lake GeorgeRoughly 46,000 acres — Florida's second-largest natural lake, about 6 miles wide and 12 long, with the Ocala National Forest on the west bank.
Crescent LakeThe lake side of the county, running down toward Crescent City — which calls itself the Bass Capital of the World.
The small lakesInterlachen sits “between the lakes” — Lake Grandin, Long Pond and dozens of smaller spring-fed lakes, with the most no-HOA land in the county.
