The rural lending problem, stated plainly

In a subdivision, every lender can do the loan and you are shopping on price. On acreage, a manufactured home, a well and septic property, or vacant land, half the field cannot help you at all — and some of them will spend three weeks finding that out.

So the sequence out here is backwards from the usual advice. First establish who can write the loan. Then shop price among the ones who can.

1. Describe the property honestly on the first call. Acreage, well, septic, manufactured, ponds, agricultural exemption, private easement access. All of it.
2. Ask directly: have you closed a loan like this in the last year? Not "can you" — "have you".
3. Then get Loan Estimates from everyone who says yes. It is a federally standardised form, so the boxes line up between lenders.
4. Collect them in the same week. Rates move.
5. Verify both NMLS IDs — the company's and the individual loan officer's — at NMLS Consumer Access.

Much of Putnam County sits inside a USDA-eligible area, which makes a zero-down loan available on properties buyers assume need twenty per cent. Not every lender writes USDA and the ones who do it occasionally are slower than the ones who do it constantly. These companies name USDA on their own websites.

A large share of Putnam County housing is manufactured, and most lenders quietly do not touch it. These two publish it on their own sites — which is a fact about their advertising, and still needs confirming for your specific home's age, title status and foundation.

Brokers, who often solve the awkward files

A broker places your file with a wholesale lender rather than lending its own money. On rural and unusual property that access is frequently the difference between a closing and a decline, because the broker can move the file to whoever will take it.

Credit unions and banks

Credit unions and banks

Credit unions and community banks hold more loans in portfolio, and a portfolio lender is often the only realistic route for raw land or a genuinely unusual property, because they answer to their own credit committee rather than to agency guidelines. Membership eligibility applies at the credit unions.

What is missing from this page

• No Putnam County lender is listed, because we could not verify one with its own readable website. The local bank branch on Reid Street may well be your best call and it is not on here for that reason alone.
• Eleven companies is a short list. Every entry had to be verified by loading that company's own site and reading the fact off the page. Several obvious names — Community First Credit Union of Florida, 121 Financial Credit Union, Ameris Bank, EverBank and Jet HomeLoans — serve pages that could not be read, so nothing about them could be confirmed and they were left off.
• Programs shown are only what each company publishes. A lender not showing USDA here may still write it.
• Land loans are barely represented, for the reason above: they are rarely advertised.
