Nocatee opened in 2007 as a joint venture between the Davis family (of Winn-Dixie fame) and The PARC Group. Fifteen thousand acres straddle the northern St. Johns / southern Duval line, wrapping around US-1 south of JTB and stretching east to the Intracoastal and west toward the Palm Valley corridor. The plan combines residential villages, a Town Center retail district, several schools, two water parks, and a greenway trail system into one continuous community.
What makes Nocatee unusual is the sheer variety within the master plan. Twenty Mile alone contains cottage, townhome, single-family, and estate product from several national builders. Del Webb Ponte Vedra is a 55+ village at the same address. Coastal Oaks and Riverwood are the luxury enclaves. Greenleaf, Austin Park, and Kelly Pointe cover the family single-family middle. The heart of Nocatee's northern side. Cottage, townhome, single-family, and estate collections from Toll Brothers and other builders. Its own amenity center, a lakeside beach club, and quick access to Palm Valley Academy.
Pulte's 55+ village on the western side. Anastasia Club amenity center, tennis, pickleball, and dedicated adult programming. Age-restricted; independent of the K-8 school zone conversation.
Gated luxury enclave on the eastern side of the master plan. Larger lots, higher-end custom-adjacent product, and private amenities on top of the greater-Nocatee amenity access.

Each is a purpose-built campus that keeps a student in one building from kindergarten through eighth grade. Assignment depends on address; the district publishes a school locator we run on every home. High school is typically Allen D. Nease High or Ponte Vedra High. All are A-graded schools in Florida's #1-ranked traditional district.
Nocatee sits in St. Johns County, so the ad valorem millage is roughly 8.5–9 mills depending on district. On a $700,000 home with homestead, that math lands around $5,700–$6,000 in year-1 ad valorem tax. The CDD assessment is separate and typically runs $2,500–$4,000 per year depending on village. Add HOA of $150–$650. Total annual carrying cost on a $700K Nocatee home lands roughly $8,500–$10,500 before insurance.
The Save Our Homes 3%-cap on annual taxable-value growth begins the second year of homestead, so the year-one number is usually the highest annual bill you'll see for a while.

Del Webb Ponte Vedra (55+) generally runs $500K–$800K. Always compare the incentive package on new construction to comparable resale — the two often land within $20K of each other.
Palm Valley Academy, Valley Ridge Academy, and Pine Island Academy are the three K-8 SJCSD academies inside the Nocatee footprint. High school is generally Allen D. Nease High or Ponte Vedra High. Zoning is by address and can shift when a new school opens — we always confirm the current assignment before writing an offer.
