About World Golf Village

An established golf-community anchor at the SR-16 exit.

World Golf Village — almost everyone calls it WGV — grew up in the late 1990s around the World Golf Hall of Fame and its two championship courses, the Slammer & Squire (a joint Nicklaus-Palmer design opened in 1998) and the King & Bear (the only course co-designed by Palmer and Nicklaus, opened in 2000). Around the Hall of Fame, a walkable "village" retail district emerged with restaurants, a hotel, and a movie theater. Around that, a ring of residential neighborhoods filled in through the 2000s and 2010s. The result is one of northwest St. Johns County's most established, most drivable, and most predictable resale markets.

WGV sits at the I-95 / SR-16 interchange, which is the practical reason it works for so many buyers. You are 15 minutes from historic St. Augustine to the east, 30 minutes from downtown Jacksonville to the north, and roughly 25 minutes from the beach at Vilano or St. Augustine Beach. Northrop Grumman's St. Augustine plant, the Flagler Health+ hospital campus, and the SR-16 retail corridor (Publix, Target, restaurants) are all within a 10-minute drive. The Baptist Health hospital at the SR-16 exit added another major employer to the corridor.

Compared to newer master plans like Silverleaf or Trailmark, WGV is resale-first. That works in your favor two ways: mature landscaping is already there, and the pricing rarely has to compete with a builder's discounted incentive stack next door. Selective new-construction and infill sections still exist — and several 55+ villages (including sections branded under Heritage Landing / HHA / Legends) round out the offerings for buyers focused on lower-maintenance product.

Mill Creek, Pacetti Bay, and Nease.

WGV is served by Mill Creek Elementary (with parts zoned into Mill Creek Academy K-8), Pacetti Bay Middle, and Allen D. Nease High. All are A-graded schools in the St. Johns County School District — the top-rated traditional district in Florida every year since 2013. Nease is one of the most established and highly ranked high schools in the district, which is one of the reasons WGV resale holds up as well as it does.

Zoning is by address and can shift when a new school opens or attendance boundaries are redrawn. Silverleaf's growth on the other side of I-95 has changed some feeder patterns, so we always confirm the current elementary, middle, and high school assignment by address before writing an offer.

The important difference vs. newer St. Johns master plans: most of the core WGV neighborhoods (King & Bear, Slammer & Squire, Legends, Cascades) are established HOA communities without a modern CDD assessment. That means you generally avoid the extra $1,500–$3,500 annual CDD line item that homes in Nocatee, Silverleaf, RiverTown, or Beacon Lake carry. Selective new-construction infill sections may carry a CDD — we'll flag it before you write.

HOA fees vary by neighborhood: expect roughly $80–$250 per month for most core WGV neighborhoods, with gated golf communities (King & Bear, Slammer & Squire) at the higher end and Legends/Cascades at the lower end. Some homes come with a golf membership baked in; others don't. That single detail can move a home's real annual cost by $3,000–$8,000 — ask us before you fall in love with the house.

Is World Golf Village a CDD community?

Most of the core WGV neighborhoods (King & Bear, Slammer & Squire, Legends, Cascades, Reserve) are established HOA communities without a modern CDD assessment on top. That means you generally avoid the extra CDD line item that Nocatee, Silverleaf, and RiverTown carry. Selective newer infill sections may include a CDD — we always confirm the exact tax stack before you write.

Do I need to be a golfer to live in WGV?

No. Golf membership at Slammer & Squire and King & Bear is separate from HOA. Some homes convey with a membership; many don't. Non-golfers still get the neighborhood amenities and the WGV Village retail district. Ask us about membership status on any home before writing.

How does WGV compare to Silverleaf or Trailmark for schools?

WGV sits in the Nease High feeder pattern; Silverleaf and Trailmark are zoned for Tocoi Creek High. Both are A-rated. Nease has been established longer and has deeper alumni networks; Tocoi Creek opened in 2021 and is still building. Pacetti Bay Middle serves both. Is there new construction available in WGV?

Yes — selective. Most of the classic WGV neighborhoods are built out and resale-only, but infill sections and small new-construction pockets continue to open on the community's western and northern edges.
