Every neighborhood and subdivision guide on this site, grouped by county. Each guide carries the community sales figures published for that area, with the dataset and its date named on the page.

We group these by county on purpose. Putnam and St. Johns sit next to each other on a map but they're not the same market, and one long alphabetical list would hide that. A buyer relocating for a duty station or a hospital job usually already knows which side of that line they're looking at — inland and rural, or closer to the coast and more built-out — so grouping by county gets them to the right guides faster.

The lens we use across every one of these pages is value durability: not just what a home costs today, but whether the street or subdivision has actually held up when the broader market cooled. A community that looks the same on paper as its neighbor can behave very differently once you look at how it sold the last time conditions got tougher — which streets kept moving at a fair pace, and which ones sat. That's what each guide below tries to answer honestly, with the dataset and date it's pulled from named right on the page.

Putnam County is where we grew up and still cover the most ground — 827 square miles of it. As of the June 2026 data release, Putnam's ZHVI sat at roughly $219,440, up about 1.1% over the year and 3.9% over five years, with a typical home taking around 73 days to sell. That's a slower, steadier market than the coast, and the guides below reflect towns and subdivisions we know personally.

St. Johns County guides on this site cover the inland side of the county — subdivisions and towns closer to Putnam's border than to the beach, which is where our clients actually ask us to look. We don't try to cover coastal St. Johns here; that's not our territory, and we'd rather say so than stretch past what we actually know.

Also on this site groups town-level pages — Crescent City, Interlachen, Palatka, Pomona Park, Welaka — that predate the newer subdivision-specific guides above. We're leaving them where they are rather than deleting them, since each still carries real, useful information about its town.
