Homes come from Dream Finders and select partner builders; the master developer is publicly promoted as Dream Finders. What sets Trailmark apart from Silverleaf, Shearwater, and Nocatee is the outdoor-first amenity design. The Camp House is the community center — a resort pool, event porches, and the anchor for community programming. A network of lakes and preserve areas shapes the interior of the plan, with kayak launches and miles of walking and biking trails that connect the villages to the Camp House and to each other. It is meaningfully more nature-forward than most Northeast Florida master plans.

Trailmark sits inside an active St. Johns County Community Development District. The CDD funded the roads, water, drainage, and amenity infrastructure via bonds, and now collects an annual assessment on every home for debt service and operations. The CDD collects an annual assessment on the property tax bill that funds debt service on the original infrastructure bonds plus operations & maintenance for the shared systems. Tocoi Creek High opened in 2021 to relieve the Bartram Trail and Nease boundaries. It is a modern, comprehensive high school with new facilities and a growing athletic and academic footprint.
